Investment Process

Sourcing, selection, structuring and maximizing investment potential

We invest through a multi layered process involving deal sourcing, analysis, structuring and monitoring real estate projects across the investment horizon.

1. Source

We primarily source transactions through our relationships and access our network to source deals. We also leverage Kotak Mahindra Group's broad operating platform. The Group’s national footprint, industry relationships and contacts augments and extends our sourcing and underwriting capabilities.

2. Select

We conduct appropriate assessments and due diligence on all aspects of potential transactions, including:

  • Promoter credibility and development track record
  • Detailed financial, legal and market feasibility of the opportunity either by relying on internal knowledge base and/or external information sources
  • Investment life cycle risk, i.e., land assembly, zoning and approval, construction, financing, marketing, selling, exit.

Appropriate measures are taken to mitigate risks and pricing them in accordance with desired returns.

3. Structure

We proactively explore structuring options for the transactions to derive maximum value for our Investors. We appropriately address taxation and repatriation issues and ensure that tax / regulatory impacts on the transactions are suitably addressed at inception.

4. Maximise

We provide suitable asset management services in order to maintain the long term value of the assets and also to ensure the safety and security of such investments.
