The real estate fund investment team at Kotak Realty Fund (KRF) has a unique blend of real estate industry, capital and financial markets experience.

Srini is the founder of the Real Estate Fund Management business for the Kotak Mahindra group. Under Srini’s leadership, Kotak Realty Fund has scaled up to over US$1.2 billion in AUM (making it one of the largest real estate funds in India) and has successfully established a strong track record of profitable exits from investments.
Srini joined the Kotak Mahindra group in January 1993. He was a part of Kotak’s investment banking joint venture with Goldman Sachs from its inception in 1995 and was co-head of Investment Banking till 2005.
Srini is a member of the Federation of Indian Chambers of Commerce and Industry (FICCI) committee for policy initiatives on Foreign Direct Investment and REITs and a member of the Confederation of Indian Industry (CII) subcommittee on Capital Markets. He also serves as Chairman for the Royal Institute of Chartered Surveyors’ (RICS), South Asia Valuation Professional Group Board.
Srini holds a Bachelor’s degree in Commerce from Delhi University and an MBA from The Institute of Management Technology, Ghaziabad.
Vikas has approximately 14 years of work experience and has been with the Kotak Group since 1999. Vikas joined KRFT in 2007.
Prior to joining KRFT, he was with Kotak Investment Banking where he was a Senior Vice President, heading the real estate and energy sector vertical. Vikas set up the real estate coverage for Kotak Investment Banking and has led some of the key transactions like the initial public offering of DLF, which was India’s largest capital fund raising (USD 2.2 billion) exercise at the time. In addition, Vikas led a number of other transactions such as the initial public offering of Puravankara, Sobha Developers, private equity fund-raise for Mantri Developers (India’s first enterprise level foreign private equity investment in real estate) and Divyasree Developers. He also worked at Goldman Sachs (Hong Kong) in 2004 as part of a secondment when Kotak Investment Bank was in a joint venture with Goldman Sachs. He has also led several merger & acquisition transactions across sectors such as energy, telecom, technology, media and chemicals.
Vikas holds a Bachelor degree in Technology from the Indian Institute of Technology (IIT) Delhi, and a M.B.A from Faculty of Management Studies (FMS, Delhi University).
Sandeep has approximately 12 years of work experience in the real estate and infrastructure sectors. He has been with KRFT since April 2007. At KRFT, he has led investment transactions in township, warehousing, affordable housing and residential asset classes.
Prior to joining KRFT, Sandeep worked with CRISIL (an S&P group company) as a manager in the consulting business advising on transactions related to real estate, infrastructure and economic development projects. He has worked on advisory assignments such as the recommendation of best land use, study of industrial parks and townships, feasibility assessment of road projects and bid-evaluation projects for government agencies, private sector and multilateral clients. In an earlier stint with SKIL Group, Sandeep worked on the land acquisition and master planning of Mumbai Special Economic Zone, India’s first Greenfield SEZ and was involved in private equity and debt syndication for their ventures in port, rail and townships.
Sandeep has completed his Bachelors of Engineering (B.E.) and holds a Masters Certificate in Project Management. He holds an MBA. from the Indian School of Business (ISB).
Sonu has over 7years of professional experience and has been with Kotak Group since 2006. Prior to joining KRFT in 2011, he was a vice president of Kotak Investment Banking, covering Financial Sponsors Group & Alternate Energy practice. At Kotak Investment Banking, Sonu worked on a wide range of sectors including, among others, renewable energy, healthcare, financial services, and industrials and was involved in marquee transactions such as USD 104 million growth equity raise by Apollo Hospitals from Apax Partners, USD 175 million equity raise by Mahindra & Mahindra from Goldman Sachs PIA, USD 175 million buyout of Sigma Electric by Goldman Sachs PIA and USD 50 million growth equity investment in Magma Fincorp by KKR.
Sonu is a Chartered Accountant and has cleared all three levels of the Chartered Financial Analyst (CFA Institute, USA) program.
Hemal Mehta joined the organization in December 2010. He is in-charge of Operations, Risk and Compliance of KIAL. Hemal has 14 years of post-qualification experience.
He started his career with Hiranandani Developers Private Limited in Mumbai where he handled audit and tax for four years in a senior capacity. He then moved to London and worked with Pauls Freight Services (PFS) Limited as Assistant Manager of Finance for two years. Within the group he was promoted and moved to Mauritius in January 2006 where he headed the logistics business as General Manager of PFS Mauritius Limited.
In March 2007 he moved to Dubai and worked as General Manager for PLUS971 FZE, a company based out of Dubai Airport Freezone being an official distributor of Nokia mobile phones spread in various countries. He headed the business for branches based out of Dubai, Italy and Hong Kong. In 2009 he moved back to India and joined as Vice President Finance with Saffron Asset Advisors a Private Equity fund advisor managing two real estate funds, one fund listed on Euronext exchange in Amsterdam and other one being a private fund based out of Mauritius.
Hemal is a qualified Chartered Accountant from India and is also a fellow member of the Association of Chartered Certified Accountants from London, UK.
Raj joined KRFT in October 2007 and has over 7 years of professional experience. Since 2007, Raj has gained considerable experience in investment underwriting and monitoring the investments of funds. Before joining KRFT, he worked at JM Financial Consultants Ltd. for one year in their investment banking team covering the real estate sector and at KPMG for two years in their assurance division.
Raj is a Chartered Account and has cleared the second level of the Chartered Financial Analyst (CFA Institute, USA) program.
Shashidhar joined KRFT in April 2010 with 3 years of experience in real estate investments. Prior to joining the KRFT team, he was associated with TCG and Vornado Realty Trust's offshore real estate fund. He was a senior analyst at India Property Fund, where he was involved in investment analysis, investment exits and deal flow management in the NCR. He was also involved in asset management of the TCG’s existing commercial portfolio of nearly 2.5 million square feet.
Shashidhar holds a Bachelor of Technology and Master of Technology in Civil Engineering from the Indian Institute of Technology (IIT), Kharagpur and a Post Graduate Diploma in Management (PGDM) from the Indian Institute of Management (IIM), Calcutta.
Yayati joined KRFT in December 2009 as a specialist in Real Estate to oversee project monitoring and asset management. Yayati has significant experience in the field of Construction Project Management at Synergy Property Development. He has overseen over 5 million square feet of prestigious real estate projects in Mumbai. He has worked with Jones Lang LaSalle and Aamby Valley Sahara Lake City for about 4 years in their respective project teams.
He holds a post graduate degree in Construction Management from National Institute of Construction Management and Research (NICMAR) and a B.E. in Construction from the University of Mumbai.
Aneesh joined KRFT in May 2008. He has previously worked as a summer intern with JPMorgan, Singapore as part of the Investment Banking Division on transactions in Telecom, Real Estate and Infrastructure.
Aneesh holds a Bachelor degree in Industrial Biotechnology from Anna University, Chennai and holds a Post Graduate Diploma in Management from the Indian Institute of Management (IIM), Bangalore. He has also cleared all three levels of the Chartered Financial Analyst (CFA Institute, USA) program.
Varun joined KRFT in August 2010 with experience in real estate finance and strategies and the software industry. He worked with the Lodha Group of companies, a leading Mumbai based developer, as a finance and strategy manager during the economic downturn taking crucial decisions such as the launch of sub-brands targeted at the affordable segment.
Varun holds a Bachelor of Technology (B. Tech.) in Computer Science and Engineering from Indian Institute of Technology (IIT), Bombay and a Post Graduate Diploma in Management (PGDM) from the Indian Institute of Management (IIM), Calcutta.
Rohit has approximately 8 years of work experience in the Private Equity / Venture Capital Industry. He has been with Kotak Investment Advisors Ltd. (KIAL) since November 2007 and joined KRFT in 2013.
At KIAL, he has worked in investor relations and was instrumental in streamlining and automating the reporting to the investors. He also conceptualized and developed the online reporting platform for the investors of KIAL. Prior to joining Kotak he was with an investment bank advising clients in technology, engineering and infrastructure sectors on private equity fund raising. He has also worked with Gujarat Venture Finance Ltd., a venture capital fund, handling investments in IT /ITES sectors.
Rohit has also written a research article titled “Managerial Compensation in the New Age: Creating a Partnership for Value Creation”. The article was published in a compilation titled “Achieving Competitive Advantage through People”.

Swapnil joined KRFT in April 2012 and has approximately 5 years of real estate investment and asset management experience. Before joining KRFT , he worked with Godrej properties, a reputed national developer, as a Capital Strategy manager in the CEO’s office wherein he was involved in deal evaluation, financial due diligence, RE market analysis and other strategic projects. Prior to that he worked as a senior analyst in J.P.Morgan Global Real Assets team (U.S) in their Office/Industrial asset management team.
Swapnil holds a Bachelor degree in Management studies (B.M.S) from Mumbai University and M.B.A from ICFAI University (IBS).
Rohan joined Kotak Realty Fund in 2013. He has previously worked with Barclays Capital, Singapore as an analyst with the Fixed Income Rates division. He did his summer internship with Nomura International, Hong Kong(Global Markets-Fixed Income) where he worked with Credit Research and Trading(corporate bonds) desks, focusing on select sectors(Coal, Infrastructure, Hypermarkets) in Asian space.
Rohan holds B.Tech (Hons.) in Electrical Engineering & M.Tech in Instrumentation Engineering from Indian Institute of Technology(IIT), Kharagpur. He has completed the Post Graduate Diploma in Management from Indian Institute of Management(IIM), Calcutta.
Varun Sanghavi is an analyst at KRFT. He has about 3 years of experience in Investment Banking and Credit Risk Management.
Prior to KRFT, Varun was a part of the Investment Banking Research Division of J.P.Morgan and has worked in a range of industries including Natural resources, Infrastructure, Power and Diversified industrials. Earlier, he was with ICICI Bank, as a credit risk analyst covering large corporates.
