Kotak India Real Estate Fund - I (KIREF I) has invested with 3C Group to develop Green Boulevard.

Green Boulevard is now amongst the ten green buildings in the world to have been recognized with PLATINUM rating in the Core and Shell category. The project, located in Sector-62 of NOIDA, houses companies like Accenture, Sapient, Nokia Siemens, among others.

Features of GREEN BOULEVARD

Green Boulevard is a multi-tenant project that is based around the concept of creating a congenial campus like environment, where every tenant can share common areas, facilities and still retain their privacy. With facilities such as an amphitheatre, a gym, a cafeteria and shops, the towers are designed around shaded landscaped courtyards with water bodies & plants. The three towers have been staggered horizontally and vertically to give each its identity and yet attain visibility from the road.

Some of the unique environment conscious architectural features of Green Boulevard are as follows:

  • North-south orientation of the buildings helps to harness natural diffused daylight from the north while cutting off glare from low sun-angles from the west.
  • All the exterior shading systems are designed to get in glare free light. Pre-cooled fresh air, the heat recovery wheel, insulated walls and free cooling during fair weather further help in energy conservation. Active and passive features together help in saving 15.8% energy over Ashrae base building as per building simulation results.
  • Zero discharge building - Entire rain water is collected and taken to harvesting tanks. Sewage is 100% treated and the water recycled for cooling tower makeup, gardening and flushing. Solar water heating, drip irrigation, native and low water consuming plants adopted for efficient water management strategies.
  • Towers are designed around shaded landscape courts with water bodies & plants which also help in reducing ambient temperature. The building depth is optimized to capture daylight and to maximize views. Courtyards hence serve as a light well, a microclimatic generator and a landscape element.
